All metal well Egress kits come with a Sloped cover and a galvanized egress ladder sized for the depth of the well. The plastic wells come with a ladder molded into the well.

What Is Included in Every Egress Kit

Basement Egress Window

Choose an in-swing casement or sliding style, depending on your well width. All-vinyl frames mean no painting and no rust. 3/4″ Low-E glass meets the 5.7 sq ft rescue opening.

Egress Window Well

Available in Galvanized, White, Decorative Stone, or Stacked Stone Composite. Every well attaches to your foundation wall and has a 36″ projection for code compliance. Metal wells are corrugated for strength and made from high-quality materials built to last.

Egress Ladder

A galvanized steel hook-over ladder comes sized to the depth of your well, with all the hardware you need to install it. Composite wells have a ladder built right in.

Sloped Window Well Cover

Crystal-clear, UV-treated polycarbonate that is nearly unbreakable. A Sloped cover will help to keep debris, rain, snow, and pests out of your well while letting natural light into your basement. A smart safety addition for homes with children and pets.

Why You Need an Egress Window Well

If your basement has a bedroom, the International Residential Code requires at least one operable emergency escape and rescue opening. An egress window well installed against your exterior wall provides a safe emergency escape while bringing natural light and fresh air into your living space.

To keep that space protected, proper drainage beneath the well is an important part of any installation. Depending on your soil type, a drainage system connected to a drain tile or sump pump may be needed to prevent water from pooling against the foundation wall. 

 Building codes can vary, so always check with your local building inspector before ordering.

An egress system is your way out of a building in an emergency. It has three parts: the exit access (the path you take to reach the exit), the exit itself (like a door or window), and the exit discharge (the area outside where you end up safe). In a basement, an egress window well serves as that exit, giving you and your family a direct route out without depending on stairways that could be blocked by fire or smoke.

These requirements apply to all buildings intended for human occupancy.

  1. In case of emergency, all building occupants shall have exits sufficient for prompt and convenient escape.
  2. Life safety should not be dependent on a single exit or safeguard.
  3. During the period necessary for escape, the building structures shall not cause danger to occupants.
  4. Means of egress shall be visible to occupants who are mentally and physically capable of understanding the direction of emergency escape.
  5. Any passageway or doorway not constituting an exit and may be mistaken for an exit needs to be marked as “Not an Exit.”
  6. Reliable and adequate illumination shall be provided for all exit facilities.
  7. Fire alarm facilities shall be provided where necessary to warn occupants of the existence of fire.
  8. Provisions for emergency egress shall not cause hazards under normal occupancy conditions.

Measure two things: 

  1. Width: Measure your window opening or desired new window size, and add at least 2 inches on each side.
  2. Depth: Measure from ground level to the bottom of your window sill and add 8 to 12 inches.
